FAQs

As a foreigner can I buy a property in Thailand?

Yes, foreigners can buy property in Thailand, including condominium units. However, there are certain restrictions and regulations to adhere to. Foreign ownership of land is generally prohibited, but foreigners can own condominium units as long as the total foreign ownership of the building does not exceed 49%. It’s advisable to consult with a reputable lawyer or real estate professional familiar with Thai property laws to navigate the process effectively.

Why should I use a real estate agent?

A real estate salesperson is more than just a “middle men” matching the buyer and seller or a lessor and a tenant. They act on your behalf as your agent, providing you with advice and guidance helping you buy, rent or sell your real estate. While it is true they get paid for what they do, so do other professions that provide advice, guidance, and have a service to sell –such as Certified Public Accountants and Attorneys.

Real estate agents offer expertise, saving you time and effort by providing in-depth knowledge of the local market, property values, and trends. They have access to a wide range of listings, including off-market properties, and can help you navigate the complex process of buying or selling a property. With their negotiation skills, agents can secure the best deal and protect you from potential legal issues by ensuring all paperwork is properly prepared and filed. Additionally, agents have a vast network of industry contacts, such as lenders and contractors, whom they can leverage to facilitate the transaction. Overall, using a real estate agent streamlines the process, increases your chances of success, and provides peace of mind throughout the transaction.

The real estate agent is becoming more of a “guide” than a “salesperson” — your personal representative in buying or selling a home.

What is the commission rate?

One common question people ask is, “Are there any fees or obligations for using our services?” As a buyer or renter, you typically don’t have to pay any fees or commissions. The seller is the one who pays the commission, whether it’s for a rental or sale. As a lessee, you’ll need to pay the agreed deposits (usually 2 months for rent and 1 month in advance). Or as a buyer apart from the purchase price there might also be other applicable charges like legal fees or taxes. It’s important for both parties to discuss and clarify all terms, including fees, with their real estate agent before finalizing any transaction.
